Landlords have enough challenges without making Tenant screening more difficult than it should be.  Twin Rivers Private Investigations has developed options that help make the process more streamlined and less stressful for everyone.  Making yourself aware of a Tenant’s prior behavior, especially criminal background, makes you a more informed and empowered landlord.  Background Checks are one of the most important parts of the Tenant screening process

  3. What is your monthly income?

  4. Can I ask for references from your previous landlords and employers?

  5. Will you submit a rental application and consent to a Background Check?

Instructions

  1. Provide the perspective Tenant with our Tenant Release Form and request that they complete it.  That is it!

    • If the perspective Tenant is serious about moving to the next step, they will consent to a Background Check, fill out the consent form with payment and mail it back to Twin Rivers PI.

    • The perspective Tenant will mail the payment along with the consent form to Twin Rivers PI for processing.

  2. Twin Rivers PI will perform the appropriate screening and a summary report will be provided to the perspective landbord.

  3. The Landlord has the ability to order 3 different options when performing screenings.

BACKGROUND CHECK SERVICES:

Twin Rivers PI offers many levels of Background Checks so that the landlord can select the most cost effective solution based on a variety of reasons.

  • Identity Verification ($15.00) – Twin Rivers PI will verify that the perspective Tenant provided the correct SSN, DOB and name.

  • Basic Package ($25.00) – Includes Identify Verification, plus the landlord will get present and past address & phone history.

  • Advanced Package ($35.00) – Includes the Identity Verification, Basic Package as well as criminal history, eviction history & bankruptcies.

Optional Add-ons include Motor Vehicles Search ($5.00)
